How do quotes work?

Written quotes are provided for all standard jobs - repointing, sealant replacement, masonry repair, patio pointing and breathable water repellent treatments. If your job requires a site visit to diagnose the cause before we can quote, that is a chargeable inspection. We will always tell you upfront if an inspection is needed before you commit to anything.

What is your minimum charge?

Our minimum charge is £100 for sealant work and £165 for repointing. This covers travel, materials, setup and a professional finish.

How quickly can you respond?

Same day for most enquiries received before 4pm on a working day. Quotes for standard jobs are typically turned around within 24-48 hours.

Do you work on listed or heritage buildings?

Yes. We regularly work on Grade II listed buildings and conservation area properties across Yorkshire. All lime work is carried out using appropriate NHL or non-hydraulic lime mortars in accordance with BS 7913:2013 and any listed building consent conditions.

What areas do you cover?

We are based in Bradford and work across West Yorkshire every week - including Leeds, Harrogate, Ilkley, Otley, Skipton, Wetherby, Halifax and Saltaire.

What happens after I send an enquiry?

You will hear back from Joshua directly. We will ask a few questions about the property and the issue. For most jobs, we can quote from photos. For complex or heritage work, we may recommend a site inspection first.

Are materials included in the price?

Yes. Every quote includes the full scope of work: removal, preparation, application, tooling and clean-up. Access requirements are confirmed at quote stage - there are no hidden extras.

Do you provide inspection reports for property managers or landlords?

Yes. We offer fixed-fee building envelope inspections and written snagging reports for property managers, landlords, housing associations and contractors. Reports are detailed enough to support insurance claims, maintenance programmes or specification for tendering.
