Sealant, Repointing and Masonry Repairs in Shipley

Shipley is our home base. We work from Windhill Manor, 15 Leeds Road, Bradford BD18 1BP, so Shipley jobs are on our doorstep. Much of the older housing here is stone terraces in local sandstone, and water getting in through open joints is the commonest fault we are asked to look at.

Shipley's older streets are stone terraces and semis in local sandstone, with later brick housing in between. Hillside rows take driven rain on the gable ends. When the joints open, the water goes into the wall and shows inside as a damp patch after rain.

The first question on an older Shipley stone house is what mortar the wall was built with. Pre-1920 stone was almost always laid in lime. Where it has since been pointed in hard cement, moisture is held behind the joint and the stone face can spall in frost. We check the existing mortar and the stone before we specify anything. Where a wall needs lime, we do not quote cement.

Our Shipley services

NSJ approach in this area

Diagnose the water route first, then specify the repair. A damp patch inside a Shipley terrace can come from failed pointing, a failed window seal or a cracked stone. Treating the wrong one solves nothing. Find out about building leak and water ingress inspections.

Older stone is usually lime mortar repointing. Later brick and post-war housing is usually cement mortar repointing. Where stone faces have spalled, masonry repair comes before the pointing. Failed seals around windows and doors are dealt with by external sealant replacement, and bathroom and kitchen silicone by internal sealant replacement.

From our base we also cover Windhill, Wrose, Frizinghall, Idle and Thackley. For the village next door see our Saltaire page, and for the hill above the town see Baildon.

★★★★★

“I needed repointing doing on a stone terrace I rent out in Saltaire. I'd had a quote from a local builder who was going to use a standard cement mix - which would have been completely wrong for a listed property. Josh flagged this immediately, explained exactly why it was a problem, and did the job in matched lime mortar. Honest, professional, and clearly knows his trade.”

“Our Bradford stone semi had cement pointing on the front elevation that was cracking right across - you could see the gaps clearly. Josh quoted fairly and turned up exactly when he said he would, which already put him ahead of most people we've tried to use. He raked out all the failing joints and repointed in a lime-based mix. Clean work, left the site tidy, no mess on the garden. Highly recommended.”

Common questions

Questions about work in Shipley

Do you cover Shipley?

Yes. Shipley is our home base. We cover BD18 and nearby Windhill, Wrose, Frizinghall, Idle, Thackley and Saltaire.

How much does repointing cost in Shipley?

Cement repointing costs £50–£70 per m². Lime repointing costs in the region of £55–£150 per m². Repointing prices include raking out. Scaffold, where needed, is included in your quote as a separate item, not in the per m² rate. We provide fixed written quotes. See our prices page.

Does my older stone house need lime or cement?

If it was built before about 1920, it was almost certainly built with lime and should be repointed with lime. We check the existing mortar and stone before we specify the repair. See lime mortar repointing.

I have damp inside after rain. Where do I start?

Start with the cause, not the patch. Failed pointing, failed window seals and cracked stone can all let water in. A leak and water ingress inspection finds the route before any repair is priced.

Where are you based?
